Medalist Diversified, Inc. Announces Second DST Offering through DST Sponsor Platform: MDI Overland Park Net Lease DST, an All-Cash Caliber Collision Property in Overland Park, Kansas

RICHMOND, Va., August 25, 2026. Medalist Diversified, Inc. ("Medalist") (NASDAQ: MDRR) today announced the launch of MDI Overland Park Net Lease DST, the second offering under its DST platform. The offering is available only to accredited investors and is sponsored by MDI Sponsor, LLC, a wholly-owned subsidiary of Medalist Diversified, Inc., and is distributed through Realta Equities, Inc., member FINRA/SIPC, as managing broker-dealer.
The offering provides a fractional interest in a newly constructed 17,592-square-foot Caliber Collision facility on 1.58 acres at 14939 Metcalf Avenue in Overland Park, Kansas, a Kansas City suburb and the second-largest city in the state. Built in 2022, the property sits on a hard corner along Metcalf Avenue, one of the metro's primary north-south arterials, within a retail corridor anchored by Target, Scheels and LifeTime Fitness.
The property is leased to Caliber Holdings, LLC under a 15-year absolute NNN lease with approximately 12 years remaining, 10% contractual rent increases every five years, and two five-year renewal options. The lease is guaranteed by Wand Newco 3, Inc., the corporate parent of Caliber Collision. Caliber describes itself as America's largest automotive repair and service brands group, operating more than 1,800 centers across 41 states.
The offering is structured with no debt, eliminating lender and refinancing risk, and is designed for investors seeking passive net-lease income with potential Section 1031 exchange treatment.

Independent third-party due diligence on the offering was completed by FactRight. Medalist files consolidated financial statements audited by Cherry Bekaert LLP and is governed by a five-member board of directors, four of whom are independent. Medalist management invested alongside DST investors in its first offering.
MDI Overland Park Net Lease DST follows MDRR XXV DST 1, the platform's inaugural offering, a Tesla-leased sales, service and delivery facility in Pensacola, Florida, announced in May 2026.
